Owner Disbursements

Rental proceeds, less management fees and expenses, are disbursed via direct deposit on or about the 10th of each month, provided funds have cleared. If the 10th falls on a weekend or holiday, disbursement occurs the next business day.

Financial Reporting

Transparency is essential. Each month, owners receive:

• Detailed digital accounting reports

• Rent and disbursement summaries

• PDF copies of vendor invoices and expenses

You’ll always know how your investment is performing.

Maintenance and Repairs

We coordinate, supervise, and manage all property maintenance and repairs to preserve and protect your investment. We:

• Employ and oversee licensed vendors

• Handle repairs promptly and professionally

• Maintain property condition and value

A $300 repair reserve per property is required to ensure timely maintenance.

Homeowner Association Coordination

We communicate directly with HOA management companies and provide all required tenant and property information to maintain compliance.

Tax Compliance

Where applicable, we collect and file transaction privilege (sales) tax and ensure proper property tax classification.

Eviction Management

If necessary, we manage the eviction process from start to finish, including:

• Serving delinquency notices

• Coordinating legal proceedings with experienced attorneys

• Protecting your interests while minimizing costs

Insurance Guidance

We recommend appropriate landlord insurance coverage and request that Opulent Real Estate Group be listed as a co-insured to ensure full protection and seamless claims management.
