Opulent Real Estate Group LLC is a full service real estate investment management brokerage. Our services include property acquisition, leasing, management and when ready liquidating/selling of both single family and multi family properties. We offer premier phoenix property management services to owners and investors valley-wide. Our management services offer unparalleled advertising via a modern and aggressive approach.  This assertive plan allows us to lease your property as soon as the market allows. We will advertise, lease, and manage your property as if it was our own. Description of Services:

Advertising:
Advertising your property in publications considered most effective for the area, MLS, rental publications, and web marketing.

Leasing:
We aggressively lease your property making every effort to lease it as quickly as possible.  We show prospective tenants available units and handle all negotiations.  A credit check, previous landlord history, job verification, and personal references are investigated, if possible.

Disbursements:
The balance of the rents collected, less management fees and expenses will be forwarded to the owner on or about the 10th of the month via direct deposit, as long as the tenant’s rent is paid by negotiable funds. If the 10th should fall on a weekend or holiday owner disbursements will occur on the next business day.

Reports:
A digital monthly accounting report prepared by our office will be sent out mid-month to each owner detailing rents and disbursements for the previous month.  PDF copies of invoices from vendors needed for services will be provided.  

Maintenance:
We employ, supervise, and take charge of all repairs and redecorate.  Purchase supplies as deemed necessary to protect the property.  The Arizona Real Estate Department suggests a $200.00 repair reserve per property however we require $300.  Security deposits cannot be used for repair expenses.

Homeowner Associations:
We contact the homeowner association management company to report pertinent tenant information for their records.

Taxes:
We collect and file transaction privilege sales tax.  File for proper property tax classification

Evictions:
Rents are due on the first of the month and delinquent on the second.  Delinquent notices are delivered or posted as necessary.  If a tenant does not voluntarily vacate the premises after the proper notices have been served, and deemed necessary, an attorney will be retained to handle the case on a reduced cost basis to the owner.

Insurance:
Liability insurance is needed for the property owner.  We recommend an agent that can provide the proper non-owner occupied insurance.  If is important to have Opulent Real Estate Group named as a co-insured.

Fee Schedule:
Advertising/Leasing Fee: $499 flat leasing fee for single family homes, condos and townhouses and $175 for multi family properties (apartments).  We will deduct this expense from the first month’s rent received. This covers the cost of advertising, our time showing the property until it’s leased, screening the application, and writing the lease.

Monthly Management Fee: 
$69 per month for single family homes, condos and townhouses. 5.99% of monthly rents collected for multi family properties (apartments) and we retain any late fees collected by tenants (this helps defray the additional costs associated with preparing and issuing the 5 day notice, tenant collection correspondence etc.)

For us to provide these services, and to market your property at its utmost value, the property must be clean and in good repair.  The carpet should be professionally cleaned.  Windows should be clean.  Bathrooms and kitchens should be immaculate.  Yards need to be mowed and trimmed.  Paint should have a fresh appearance.  This is what we expect and we know that you would too!
