Our services and fees are broken down below:
Advertising your property in publications considered most effective for the area, placement of a sign on the property, MLS, rental publications, and web marketing.
We aggressively lease your property making every effort to lease it as quickly as possible. We show prospective tenants available units and handle all negotiations. A credit check, previous landlord history, job verification, and personal references are investigated, if possible.
The balance of the rents collected, less management fees and expenses will be forwarded to the owner on or about ten days after the first of the month, as long as the tenant's rent is paid by negotiable funds.
A monthly accounting report prepared by our office will be sent out mid-month to each owner detailing rents and disbursements for the previous month. Original invoices from vendors needed for services will be provided. The statement will reflect a monthly total, as well as a cumulative year to date column for tax purposes.
We employ, supervise, and take charge of all repairs and redecorating. Purchase supplies as deemed necessary to protect the property. We hold back $300 in your account for maintenance and misc. repairs. Security deposits cannot be used for repair expenses.
We contact the homeowner association management company to report pertinent tenant information for their records.
We collect and file transaction privilege sales tax. File for proper property tax classification
Rents are due on the first of the month and delinquent on the second. Delinquent notices are delivered or posted as necessary. If a tenant does not voluntarily vacate the premises after the proper notices have been served, and deemed necessary, an attorney will be retained to handle the case on a reduced cost basis to the owner.
Liability insurance is needed for the property owner. We recommend an agent that can provide the proper non-owner occupied insurance. If is important to have Opulent Real Estate Group LLC named as a co-insured.
We have ZERO upfront fees or set up costs!
Advertising/Leasing Fee: Our leasing fee starts at $499 flat. This covers the cost to advertise the home, screen the applicants, show the home, and draft a lease. We will deduct this expense from the first month's rent received.
Monthly Management Fee: Our management fee starts at $69 flat of the monthly rent collected depending on the property type, age of home etc. The management fee is paid monthly on collected rents and we retain any late fees collected by tenants.
For us to provide these services, and to market your property at its utmost value, the property must be clean and in good repair. The carpet should be professionally cleaned. The windows should be clean. Bathrooms and kitchens should be spotless. Yards need to be mowed and trimmed. Paint should be new and/or a clean fresh appearance.
